The Brisbane property market has changed materially through winter. After an exceptionally strong start to 2026, sales conditions have softened as higher interest rates, reduced borrowing capacity and weaker purchaser confidence take effect.
At the same time, Brisbane’s rental market remains extremely strong.
PROPERTY VALUES
Brisbane home values fell 0.6% in July, with Cotality confirming this was the city’s second consecutive monthly decline after historical revisions. This represents a significant loss of momentum compared with the March quarter, when Brisbane values were rising at an average monthly rate of approximately 1.9%.
The current movement should be viewed as a market correction and cooling phase, rather than a collapse in Brisbane property values. However, sellers can no longer assume that prices achieved earlier in 2026 are automatically achievable today.
RBA CASH RATE — HELD AT 4.35%
The Reserve Bank of Australia has today left the official cash rate unchanged at 4.35% — no increase and no decrease.
This provides some welcome stability for borrowers following the earlier increases in 2026.
However, at 4.35%, monetary policy remains restrictive. Mortgage repayments, borrowing capacity and investor cash flow continue to be major constraints on buyer demand.
For Brisbane property, today’s hold is broadly positive for sentiment. Another rate increase would likely have placed additional pressure on an already softer sales market.
BUYER ACTIVITY & AUCTIONS
Brisbane auction conditions remain weak compared with earlier in the year.
For the week ending 2 August 2026, Brisbane recorded:
136 auctions
37.5% clearance rate
While this was an improvement from the previous week’s 29.5%, it remains a relatively low clearance rate and demonstrates the reduced depth of buyer demand.
The result is particularly significant when compared with Brisbane’s auction clearance rates of around 70% earlier in 2026.
Buyers now have substantially more negotiating power and are increasingly prepared to walk away if a property does not represent value.
STOCK & SELLING CONDITIONS
There is also more property competing for buyers.
Across the capital cities, total listings were 7.7% higher than a year earlier, while median vendor discounting had increased to approximately 3.6%.
This is translating into:
- Longer selling periods
- More price negotiation
- Increased vendor discounting
- Fewer competing buyers
- More conditional offers
- Greater buyer sensitivity to yield and comparable sales
Correct initial pricing is therefore increasingly important.
Properties priced against peak early-2026 expectations risk sitting on the market while competing properties reduce their asking prices.
RENTAL MARKET
The rental market remains the standout performer.
SQM Research’s latest available weekly figures for the week ending 4 August 2026 show Brisbane asking rents of approximately:
Houses: $839.80 per week
Units: $646.78 per week
Combined: $752.81 per week
Brisbane house asking rents were approximately 8.8% higher than a year earlier, while unit rents were approximately 6.3% higher.
Vacancy remains extremely tight, meaning quality rental properties continue to attract strong tenant demand.
THE INVESTOR MARKET
This is where the current market becomes particularly interesting.
Brisbane currently has very strong rental fundamentals but weak investor buying sentiment.
Higher interest rates and tighter lending conditions mean investors are focusing much more heavily on:
Purchase price
Rental return
Gross yield
Body corporate costs
Rates and holding costs
Immediate cash flow
Properties returning gross yields below approximately 4% are increasingly difficult to justify for leveraged investors unless there is a particularly compelling capital-growth proposition.
Investment properties approaching or exceeding approximately 4.5% gross yield are considerably more competitive in the present environment.
CURRENT MARKET POSITION
Sellers
The market has become significantly more price-sensitive.
Owners who genuinely want to sell need to price their property according to today’s market, rather than relying on comparable sales achieved during the stronger conditions earlier this year.
A well-priced property can still sell.
An overpriced property is increasingly likely to sit.
Buyers
Buyers are currently in their strongest negotiating position for some time.
There is:
- More choice
- Less competition
- Greater negotiating leverage
- Increased ability to negotiate conditions
- Less pressure to make immediate decisions
Quality property remains desirable, but buyers are becoming much more disciplined on price.
Investors
The disconnect between the sales and rental markets is creating opportunities.
Property prices are softening while rents remain elevated.
For investors with adequate borrowing capacity, this can create opportunities to acquire well-located Brisbane and South-East Queensland properties at more realistic prices while benefiting from historically strong rental income.
OUTLOOK — NEXT 6 TO 12 MONTHS
Brisbane has moved from a strong seller’s market into a softer and increasingly buyer-driven sales market.
The RBA’s decision to hold rates at 4.35% removes the immediate risk of another increase today, but borrowing costs remain high enough to continue restricting demand.
In the short term, we expect:
Slower transaction volumes
More negotiation
Greater vendor discounting
Continued buyer price sensitivity
Strong rental demand
Investors focusing heavily on yield
Brisbane’s underlying long-term fundamentals — population growth, limited housing supply and strong rental demand — remain supportive.
BRISBANE PROPERTIES VIEW
We currently see two very different markets operating at the same time:
Sales Market — Softening
Buyer confidence and borrowing capacity remain under pressure.
Rental Market — Strong
Vacancies remain tight and rents continue to sit at historically high levels.
For owners considering selling, realistic pricing is critical.
For investors with borrowing capacity, the current correction may begin to present some of the better buying opportunities Brisbane has seen for several years.
